Inspexa was commissioned to undertake a condition survey of the mechanical, electrical and public health (MEP) installations at La Pirogue Resort & Spa, one of Mauritius’ best-loved hotels. To help maintain its success – the hotel has a very high occupancy rate – it is essential that all plant and equipment are in top condition. We were asked to assess the state and performance of most of the back-of-house equipment and installations, and advise on short and medium-term remedial works required to continue to deliver high levels of service to guests.

We mobilised a team of highly qualified engineers and technicians over a week to examine all equipment and installations in minute detail, performing several functional tests, including pipe thickness gauging and infra-red thermal imaging. The condition survey was undertaken in line with the Condition Surveys and Asset Data Capture published by the BSRIA, U.K.

We provided a comprehensive report on the state of all items of equipment, their performance, operating conditions, and assessed their remaining economic lifetime, as well as making an estimate of the cost of all repairs and replacements. We also categorised the assets in terms of maintenance priority and graded them according to their state.

Maintenance planning

The report helped Sun Resorts and the maintenance team at La Pirogue to tackle some urgent repairs before they could pose a serious risk to their operations and also plan their capital outlay over the medium term for replacing equipment.
